Asphalt Sealcoating
We offer both commercial and residential sealcoating for your parking lot or driveway.
Why Sealcoat your Asphalt Surface?
Asphalt pavement is primarily a combination of aggregate, meaning rock/stone/gravel, and a binder that holds the aggregate together. Over time, UV rays, water, or chemicals will degrade the binder, causing the asphalt to become more brittle. This leads to cracks forming in the asphalt that will grow over time and can even turn into more serious issues like potholes. Sealcoating provides a protective layer for the asphalt that prevents oxidation from the sun, as well as preventing water from penetrating the asphalt surface.
In addition to these benefits, sealcoating enhances the appearance of your pavement, restoring the rich black color of freshly paved asphalt. Sealer will bind to the asphalt, filling small cracks and creating a smooth, uniform surface. Curb appeal is important when attracting customers to your business, attracting and retaining tenants for your property, or simply wanting a better looking driveway for your home.
Key Benefits:
- Protection from UV rays, water, and chemical damage
- Prevents oxidation and surface deterioration
- Improved curb appeal with rich, dark finish
- Extended pavement lifespan up to 2x
- Cost-effective maintenance solution

Before Sealcoating
Before sealcoating begins, we inspect the pavement and thoroughly clean the surface to remove dirt, debris, and loose material. Any necessary crack filling is completed to ensure the asphalt is properly prepared for a long-lasting sealcoat application.

During Sealcoating
Once the surface is ready, we apply a premium asphalt sealer using either professional spray equipment or brush/squeegee methods, depending on the project requirements. The sealcoat creates a protective barrier against water, UV rays, oil, and everyday wear while restoring the pavement’s rich black appearance.

After Sealcoating
After the sealcoat has cured, the pavement is left with a clean, uniform finish that enhances curb appeal and helps extend the life of the asphalt. The newly protected surface is better equipped to withstand weather, traffic, and future deterioration.
